How Often Should You Service Your HVAC in Pittsburgh? A Year-Round Maintenance Schedule
Most HVAC manufacturers, Carrier, Trane, Lennox, Comfortmaker, Goodman, explicitly require annual professional maintenance to keep their warranty valid. But Pittsburgh’s climate puts heavier demand on heating and cooling systems than most U.S. regions: cold winters with deep snow, hot humid summers, large temperature swings in the shoulder seasons. Annual maintenance is the bare minimum here. Twice a year is what we recommend.
Here’s the maintenance schedule we use for our own homes and recommend to Hoffner customers across the Pittsburgh metro.
Spring tune-up: AC and cooling system (March-May)
Before you turn on your air conditioner for the first hot day of the year, get it tuned up. Here’s what we check on a typical spring AC visit:
- Refrigerant charge and pressures. Low refrigerant means slow cooling, high energy bills, and a damaged compressor down the road. Pittsburgh winters can stress refrigerant lines.
- Capacitor health. Capacitors fail more often than any other AC component in the Pittsburgh climate. A weak capacitor still works but causes hard starts that shorten compressor life.
- Condenser coil cleaning. Dirty coils reduce efficiency by 15-30%. Pittsburgh pollen, dust, and (in some areas) industrial particulate build up over the winter.
- Drain line and pan inspection. Algae and slime can block AC drain lines, leading to water damage in your basement or attic.
- Blower motor and belt check. Lubricate motors that need it, replace worn belts.
- Electrical connections. Tighten contacts that have loosened over a year of vibration.
- Thermostat calibration. Verify the thermostat reads accurately and responds correctly.
A typical spring AC tune-up runs about 60–90 minutes and costs $120–$200 in the Pittsburgh area as a one-time service, or it’s included in our HVAC maintenance plan.
Fall tune-up: Furnace and heating system (September-October)
Don’t wait until the first cold snap to find out your furnace has a problem. Schedule fall maintenance before mid-November. Here’s the checklist:
- Heat exchanger inspection. Cracks in the heat exchanger can leak carbon monoxide into your home. Critical safety check.
- Burner cleaning. Carbon and dust deposits on burners cause incomplete combustion and reduced efficiency.
- Flame sensor cleaning. Coated sensors are the most common cause of “furnace won’t stay running” calls.
- Igniter inspection. Hot surface igniters wear out around the 5–8 year mark. Replacing one preemptively in October is much better than at midnight in January.
- Inducer motor and pressure switch test. Verifies safe combustion airflow.
- Gas line and shutoff valve check. Verifies the gas system is operating safely.
- Condensate drain (high-efficiency models). Same as spring, clear the line.
- Carbon monoxide detector test. If you don’t have a CO detector on every floor of your home with a gas furnace, install one immediately.
Monthly homeowner maintenance (year-round)
Between professional visits, do these yourself:
- Change air filters every 1-3 months. This is the single most important thing a homeowner can do for HVAC longevity. A 1-inch filter typically needs monthly replacement during heavy use seasons.
- Keep outdoor AC unit clear. Trim plants back 2 feet on all sides. Remove leaves, mulch, and grass clippings.
- Verify thermostat batteries. Replace once a year to prevent unexpected failures.
- Listen for unusual noises. Banging, scraping, or grinding signals a developing problem. Address it before it becomes a breakdown.
- Check vents and registers. Make sure none are blocked by furniture or rugs. Even pressure helps your blower last longer.
